hi could somebody just confirm this for me please. i have been told that when you move out to australia you cant buy a second hand house untill you have been granted full citizenship and there for can only buy new house build untill you have been granted it

If you are coming out with a permanent residence visa then you can buy what you like. You do not have to become an Australian citizen.People have lived here for the better part of their lives without ever becoming Australian citizens. Only major difference is that a citizen gets to vote and do jury duty.

And if you are a temporary resident you can buy a second-hand house if there is more than 12 months left on your visa.

There are some restrictions - e.g. it must be your principal residence in Australia, and you can't rent it out.

If this applies to you, go to the FIRB website and in particular the R3 application form at http://www.firb.gov.au/content/_downloads/R3_Dec04.pdf, which will explian the requirements.

....but also remember that if you buy property as a temporary resident you will NOT be eligible for the government first home buyer grant of $7000 - nor will you be eligible if you ever became a permanent resident.

What kind of visa have you applied for ??

A 457 visa otherwise known as a business sponsored temporary visa means you are a temporary resident and pretty much not emtitled to any government assistance - but they do let you pay tax - nice of them eh !

If you are coming on a visa that will permit you to stay in Oz forever eg a skilled independent visa then you are considered as a 'permanent resident'. The federal government has a First Home Buyers Grant of $7000 which you are generally eligible for if you have never owned property in Oz before and are a permanent resident or citizien.

In addition to this you may also be eligible for stamp duty reductions. However this varties from state to state.

If you google for 'first home buyers grant' you should find a useful site that will tell you what you would get in various states dependent on the purchase price and size of mortgage.
